In this market some buyers are opting to waive inspections. I see this tool pop up with new condos more often than houses, but I have seen it happen. I’ve had a few buyers loose out on homes because the sellers accepted offers that waived inspections. Choosing to waive inspections means as a buyer you have chosen to not conduct any inspections on the home (unless it is a property with well and septic which is a separate inspection). In this instance you waive the 10 day period as well as any inspection negotiations and move on to the appraisal. You are accepting the home “as is”.
